Hoboken real estate hit a new high water mark when 504 Hudson Street, a limestone townhouse originally built in 1854, sold for $6.5 million. The closing amount met the full asking price. And the property was under contract in just nine days.
The five-story townhouse has 8000 square feet with six bedrooms, six-and-a-half baths, three kitchens, three living rooms, two dens, an office, a gym and a 1200+ bottle wine cellar.
The $6.5m sale price is a record for a residential property in Hoboken. And this sale may inspire additional townhouse renovations in the future. We noticed 614 Hudson Street, which recently listed for $2.6m, but needing a gut renovation, went under contract very quickly (it shares similar lot dimensions as 504 Hudson). We expect it to be gutted and renovated so that it better fits into the character of historic Hudson Street. All of which is a great thing – each townhouse renovation is an incremental improvement for the entire neighborhood.
